As part of Land Securities’ landlord validation works at Dashwood House, we delivered a turnkey upgrade of the comms-room chilled-water and electrical services.

Our scope included stripping out the existing 250 mm chilled-water flow and return connections, installing and commissioning 12 plate heat exchanger (PHE) stations complete with secondary pumps, valves, sensors and bespoke steel floor decking, and integrating each into the primary and secondary chilled-water loops.

All mechanical, electrical and BMS services were fully coordinated with architectural, structural and fire-protection interfaces, phased out of hours to avoid any disruption to live comms-room operations.

The electrical works comprised a new 63 A TPN fused switch, 4-core XLPE/SWA cabling up the riser, heavy-duty galvanised cable trays and Trend IQ3 BMS outstations, fully tested, labelled and handed over with O&M documentation.

Strategic MEP Strip-Out & Coordination

Co-ordinated removal of existing chilled-water connections, DX pipework, lighting and cable trays, ensuring seamless integration of new PHE stations with all architectural, structural and fire-protection requirements.

Precision Plate Heat Exchanger Deployment

Supplied, installed and commissioned 12 Ormandy PHE stations across floors 1, 2, 4, 5, 6, 7, 10, 11, 12, 14, 15 and 16, complete with secondary pump sets, pressurisation units, strainers, bypass valves, temperature sensors and steel floor decking.

Seamless Operational Continuity

Executed all works out of hours, sequencing installation to maintain continuous comms-room cooling and deploying temporary portable cooling units to match floor-by-floor load requirements during tie-ins.

Robust Electrical & Control Infrastructure

Installed a new 63 A TPN fused switch mid-riser, extended 1 × 4 core XLPE/SWA/LSF to each PHE zone, provided 2 × 13 A fused spurs per station, heavy-duty 150 mm cable trays and Trend IQ3 BMS outstations for temperature/humidity alarms, with full BS 7671 testing and NICEIC certification.
