John Noad (Building Environment) Ltd delivered a full mechanical, public health, and electrical services package for this mixed-tenure residential scheme comprising private, affordable, and retail elements. Designed with high-performance infrastructure and coordinated systems throughout, the development includes basement car parking, vertical apartment risers, communal amenity areas, and advanced security installations.
MEP design included low-energy heating and cooling, high-efficiency ventilation, fire safety systems, and smart-enabled electrical controls. Services were carefully integrated across private and affordable blocks, with distinct zoning, metering, and dedicated risers for residential, retail, and landlord provisions.
Project Details & Design WinsComplete power systems:- EDF substation with 1000kVA transformer, split across private, affordable, and landlord zones. Distribution boards sized for residential, retail, and communal lighting loads. Intelligent metering integration and riser-based cabling for future flexibility. This robust framework supports multiple occupancy types, each with bespoke supply paths and termination setups.
Advanced basement extract system:- Thirteen jet fans positioned across upper and lower levels. Dual power supply and CO₂ monitoring panel in boiler house. Integration with AOV/OV smoke release and fire alarm systems. Combining safety, performance, and automation, the system is designed for optimal air movement and incident response.
Comprehensive landlord and dwelling systems:- Video/audio entry (BPT Nova), lift access controls, maglocks, emergency overrides. Central CCTV network with ~30 IP67-rated night vision cameras. Fire alarm and intruder panels coordinated with door systems, gates, and RedCare monitoring. Precision-configured to protect all zones without compromising privacy or usability.
Full mechanical integration across dwellings:- Low-energy heating via manifold zones, panel heaters, towel rails. Boosted cold water and packaged duplex pumps with float switch control. Hot water metering with remote readouts. All services arranged to preserve storage space while meeting regulatory performance criteria.
