Jnoad Ltd served as the MEP design consultant and client-side advisor for the Islington Square development, a high-profile mixed-use scheme integrating residential, commercial, and leisure facilities across a multi-block footprint in central London.
Appointed from early design stages, Jnoad led the mechanical, electrical, and public health services strategy—championing sustainability, performance, and tenant flexibility. The scheme featured a central open-loop geothermal system using abstraction and recharge boreholes, designed to serve residential and retail zones via high-efficiency heat pump and condenser water networks.
As part of our brief, we designed low-carbon domestic hot water systems and heating infrastructure incorporating ground source heat pumps, CHP, and backup gas boilers. Each apartment—private, affordable, and serviced—received individually metered Heat Interface Units (HIUs), engineered for efficient underfloor heating and domestic hot water distribution.
Ventilation systems were tailored to the demands of each space, from smoke extract and car park jet fans to mechanical heat recovery in residential units and dedicated systems for plantrooms and utility zones. We also engineered the above and below-ground drainage systems, dry riser networks, and boosted cold water distribution with full redundancy and tenant metering provisions.
Our involvement in the project continued in a technical review and compliance role, supporting contractor delivery through drawing inspections, commissioning oversight, and validation of MEP installations against specification and client expectations.
Project Details & Design WinsEngineered a site-wide open-loop borehole solution to support renewable heating and cooling via central plate heat exchangers and closed-loop condenser circuits.
Designed low-temperature hot water systems supplemented by gas boilers and CHP, with distributed HIUs tailored to apartment types and future expansion.
MEP strategy ensured flexibility for future retail fit-outs, individual metering for commercial units, and clear separation of landlord and tenant responsibilities.
Provided ongoing technical review of contractor works post-novation, ensuring design integrity, compliance with British Standards, and quality assurance throughout commissioning.
