MEP Design and Adaptation Works at 1 New Ludgate

Client: Land Securities Properties Limited

Jnoad Ltd was appointed to deliver MEP design and contracting services for a series of refurbishment and adaptation works at 1 New Ludgate, a prominent commercial development in central London. The scope included two distinct but complementary packages: the subdivision of the sixth floor into two separate tenant demises, and the installation of new MEP services to support a cyclist shower and changing room facility.

For the sixth-floor split, our team designed and coordinated the extension and adaptation of existing mechanical and electrical systems to suit the revised tenancy layout. This included new fan coil units, extended LTHW, CHW, and condensate pipework, fresh air ductwork with constant volume boxes and attenuators, and the installation of fire dampers and cross-talk attenuators along the new split line. Lighting systems were also modified to suit the new configuration.

We also delivered new MEP services to support the cyclist amenities, extending from existing infrastructure to provide drainage, domestic hot and cold water, supply and extract ventilation, and new lighting and power systems. All works were carefully coordinated with existing structural steel and architectural constraints to ensure seamless integration and minimal disruption.

Key Highlights

Sixth-Floor Tenancy Split

MEP systems were reconfigured to support the subdivision of the sixth floor, including new fan coil units, extended pipework, and modified lighting layouts tailored to each tenant’s needs.

Fresh Air & Ventilation Strategy

New ductwork was installed with constant volume boxes and attenuators, coordinated precisely with structural steel details to maintain airflow performance and acoustic control.

Cyclist Shower Facility Installation

New drainage, HWS F&R, CWS, and ventilation systems were extended from existing infrastructure to serve a newly introduced cyclist shower and changing room scheme, promoting wellness and sustainability.

Fire Safety & Acoustic Measures

Fire dampers and cross-talk attenuators were installed along the new tenancy split line to maintain compartmentation and acoustic separation between demises.
