Precision Refurbishment of Live Plantroom Infrastructure

Client: Landsec

This complex refurbishment project centred on the strategic decommissioning, strip-out and renewal of critical infrastructure within an operational plantroom.

All works were successfully completed with zero disruption to live systems. The scope encompassed meticulous enabling works, temporary service installations, fire protection and dust control measures, phased dismantling of legacy structures, and full reinstatement of upgraded systems including gas suppression, air conditioning, lighting, and environmental monitoring.

With rigorous planning and safety controls in place, the team delivered a seamless transition from outdated to refreshed plantroom functionality—leaving behind a clean, compliant and operationally resilient space.

Project Details & Design Wins

Controlled Strip-Out & Smart Reinstatement

Intelligent Dust & Impact Protection

Phased exclusion zones and dust-proof partitions were deployed to protect plantroom equipment, supported by airflow monitoring and reinforced enclosures to maintain full operational integrity throughout the works.

Live Systems Cooling & Monitoring

Specialist cooling units and PM-level air quality monitors ensured equipment temperatures remained stable while ventilation pathways were disrupted—delivering resilient environmental control during every phase.

Complex Structural Strip-Out

The crash deck and support frame were dismantled in tightly sequenced operations using low-speed, dust-controlled tools—avoiding disruption and preserving surrounding systems and plantroom activity.

Full M&E System Reinstatement

Completion works included airtight blockwork extension, reinstatement of lighting, AC, fire systems and a reconfigured gas suppression system—resetting the plantroom for safe, sustained performance.
